The Quad

The Quad is a privately developed mixed-use student housing project located directly adjacent to the California State University-San Marcos. The 150,000 SF complex includes 110 units, 7,000 SF of academic, student life, and event space, and 12,000 SF of retail/commercial space.

Phase 1 was open by the summer of 2012 and provided 288 beds. The second phase followed quickly after and included 309 additional beds. Both phases of the project were ahead of schedule and under budget. Each dorm features a full kitchen, stainless steel appliances, and a lounge space with a flat screen television. There is a full bathroom for every two beds and high speed fiber optics connection with Wi-Fi. Common area amenities include two student lounges, classroom spaces, resort-style pool, barbecue, modern fitness center, game cave, laundry facilities and a catering kitchen.

The complex was designed and constructed to achieve LEED Silver designation by the U.S. Green Building Council, which recognizes the sustainability, efficiency and innovation of high performance buildings.
