Chief Estimator

San Diego, CA

Richard & Richard Construction Co., Inc. is a well-established fast-growing General Contractor seeking to hire a Chief Estimator who will be a good fit with the company culture. This individual should demonstrate proven leadership capabilities, a comprehensive understanding of all facets of estimating, and possess strong contract negotiations skills.

The Individual must be a seasoned professional, detail oriented, strategic in approach, competitive by nature, and who is well versed and comfortable using industry related technologies and software.

Chief Estimator responsibilities involve:

  • Conceptual estimating, preliminary estimating, negotiated estimating, hard bid estimating and RFP’s.
  • Management, oversight and accountability for the estimating department.
  • Balancing estimating staff workloads and prioritizing resources to best meet department and company goals.
  • Understand current workload and future workloads/resource requirements in order to target projects.
  • Evaluate which new project opportunities to pursue that align with the company’s future growth.
  • Involvement during the bid process, provide support/resources for staff to ensure deadlines are met.
  • Establish estimating protocols and refine processes for consistent estimate preparation and maximized margins.
  • Mentor estimating staff by establishing clear expectations and ensuring consistent procedures.
  • Act as the liaison between Design and Estimating for Design-Build projects.
  • Plan review quality control, including management of RFI’s / Addendums / Supplemental Info.
  • Perform quantity take-offs to validate subcontractor proposals.
  • Review estimates to ensure proper coverage.
  • Evaluate exposure and risk relative to the spread of subcontractor proposals and that trade line items have appropriate markups.
  • Verify qualifications/exclusions for all proposals to protect company.
  • Review of proposal package prior to submission to Client.
  • Perform value engineering and cost analyses to reduce project costs.
  • Track award status of projects bid, follow up and maintain dialog with Client until project award.
  • Provide reporting directly to President.
  • Cultivate new client relationships.
  • Review and understand implications of proposed Client/GC contracts.
  • Prepare and compile Client/GC contracts.
  • Write scopes of work for subcontractor contracts.
  • Buyout and contracting of early trades and larger trades.
  • Coordination with Project Team for project startup and procurement of long lead items.
  • Schedule and conduct Estimating to Project Management handover meeting.
  • Update and maintain the historical unit cost data base of completed projects.

Superintendent

This individual should possess proven leadership abilities and a comprehensive understanding of all facets of building construction, that can be demonstrated by a comprehensive project list of past accomplishments.

An R&R Superintendent must be able to develop and maintain the Construction Schedule.  Sought after characteristics and qualities of the individual for this position are: a self-starter able to run work with minimal direction, team player, accountable and who holds accountable, the ability to think outside the box, able to deliver on deadlines, and a do what it takes attitude.

Superintendent responsibilities include:

  • Develop the construction schedule, with milestones.
  • Conduct an in-depth study of the plan documents to uncover issues and potential problems before breaking ground.
  • Compose and submit RFI’s – track and incorporate RFI responses.
  • Read each subcontractor’s Scope of Work.
  • Responsible for day-to-day jobsite activities.
  • Scheduling and management of all field personnel.
  • Implementation of Pull Planning (Last Planner System), with Phase Pulls for each Milestone activity.
  • Three-week subcontractor look-a heads.
  • Maintain and update daily the Construction Schedule with the ability to track and document subcontractor delays.
  • Ensure plans and specifications are followed by subcontractors by inspecting work as it is installed.
  • Ensure materials and equipment being installed match the approved submittals.
  • Quality control.
  • Maintaining a clean and organized project at all times.
  • Weekly Safety meetings and implementing of R&R’s Safety Policy.
  • Demonstrate fiscal responsibility and good stewardship of R&R’s resources.
  • Maintain up to date as-builts plans in field trailer as work is occurring.
  • Daily Log Reports.
  • Weekly Project Status Reports.
  • Ability to strategically plan and coordinate punctual completion of Punch Lists, and exit from the project.
  • Complete projects on schedule or early.
  • Reports to Project Manager

Minimum Qualifications:

  • Ten years minimum working experience in the capacity of Superintendent.
  • Verifiable references.
  • 10 Hour OSHA Certification.

Plusses

  • Proficiency in Procore.
  • Proficiency in Pull Planning (Last Planner System).
  • Bilingual (Spanish).
  • Willingness to travel.
  • Ability to operate heavy equipment.

Project Manager

Project Manager responsibilities include:

  • Client communications, relationships and leadership.
  • Coordinate entire project team (Field, Admin, Accounting, Subs, and Design etc.)
  • Directly manage superintendents – hold supers accountable to their job description.
  • Obtain permits and licenses from appropriate authorities.
  • Determine needed resource (manpower, equipment and material) from start to finish. and be aware of construction budget.
  • Part of the post-mortem team.  When jobs are complete set up time to meet with project team to review closeout items and job performance.
  • Business Development. Look for additional leads and opportunity for the company. Ensure field staffs are focused on potential leads relative to their location and contacts.
