Richard and Richard has completed and in the construction of numerous LEED-certified buildings, including many designed implementing the LEED program but never commissioned. Breg

Location: Carlsbad, CA

Description: 88,329-sf Design-Build Tenant Improvement corporate headquarters of an international medical device company including corporate offices, machine shop, R&D, manufacturing, and warehouse. Project was completed in 3-months with a complex accelerated schedule and weekend move of a large medical device company.

Comic Con

Location: San Diego, CA

Description: 18,000-sf tenant improvement features new offices, conference rooms, new restrooms and break room. The project is located in one of downtowns historical buildings. The open office layout and perimeter windows allow for natural lighting throughout minimizing power consumption and promote employee productivity. The walls are painted bright colors to create a whimsical comic book theme and an overall fun working environment.

Creekside Marketplace

Location: San Marcos, CA

Architect: Smith Consulting Architects

Description: Demolition of the existing Lowe’s Garden Center and addition of a 15,300 sq. ft. of block building. We separated the entire building into two separate buildings by adding a block wall through the roof. We also reroofed one side of the two buildings. In addition, landscape and hardscape were added. All parking lot lights were replaced and the existing well was refurbished.

Fashion Lane

Remodel of the 24,000 sq. ft. existing office building into a Senior Day Care Center including professional offices, kitchen, dining room, salon, doctors’ offices and a rehab facility. The complete upgrade of the 42 year old building included structural work, HVAC, electrical, plumbing, fire system, elevator, and windows.

 

Flat Iron

Location: San Marcos, CA

Description: 45,700-sf Design-Build Tenant Improvement corporate headquarters include executive offices, manager and staff offices, restrooms, workout room and training rooms. Designed and built a complete new front façade to establish a corporate new look.

Mesa Rim Climbing Center

Location: San Diego, CA

Architect: NOAA

Description: Mesa Rim 2.0 Mission Valley is a 28,000 sq. ft. climbing facility with 26,000 sq. ft. climbing area. The main supports of the building have been built in reverse and are exposed to the outside, which creates a brace frame architectural effect. The structure has energy management and water harvesting systems for efficiency. The center features bouldering, belay walls, weights, yoga, and a team building event area.

Applebee’s Indio

Location: Indio, CA

Architect: Lawrence J. Reeves

Description: This is the new “prototype Applebee’s will be using going forward. Project completed on schedule and the restaurant is now open for business.

 

Davanti Enoteca

Location: Del Mar, CA – Multiple Locations

Description: 2,900-sf Interior Tenant Improvement/Renovation of an existing high end dining restaurant. The construction included a new wood-framed trellis and foundation system for a new outdoor dining. This Italian-style Restaurant has a cozy décor with its rustic exposed brick walls, re-purposed farm wood and communal tables, and takes its cues from the rural cottages of Italy. Davanti Enoteca is your neighborhood wine bar featuring modern, yet rustic Italian fare that can be shared or enjoyed individually.  The intimate space boasts an open kitchen, indoor and outdoor seating and a 12-seat bar. Another bar bellies up to the kitchen, encouraging interaction between customers and chefs.

 

Flour & Barley

Location: San Diego, CA

Architect: Tassara Architecture & Design

Description: This project was a remodel of existing restaurant space converted to Flour & Barley, a brick oven pizza restaurant. The restaurant has a full service bar, both public, private and patio dining, wood fired stoves, and illuminated plantar boxes. The restaurant has all new finishes, custom paint and custom steel work.

Mia Francesca

Location: Del Mar, CA – Multiple Locations

Description: Located in the Del Mar Highlands Town Center, the restaurant brings its famous traditional regional Italian cuisine to the 150 seat space. The owner has opened over 20 Francesca’s Restaurants in the Chicago area since 1992, and is excited to bring his concept to the West coast. Mia Francesca features a large covered patio, indoor Roman trattoria style dining, and a 50 person private dining room.“Mia” has combined timeless classics like luxurious marbles, granite countertops and oak floors with modern creative lighting fixtures and incorporated panoramic folding window walls to give an open and airy feeling of the beautiful Del Mar weather.

 

Phil’s BBQ Santee

Location: San Diego, CA – Multiple Locations

Description: Remodel of existing 7,270-sf restaurant show casing Phil’s BBQ branding. Adding additional patio area and dining experience. Construction included an extensive smoke clarifier to filter all the black smoke from the wood fired grills. Along with the interior remodel, the exterior was modified; gable roofs were added to mimic Phil’s Sports Arena.

Point Loma Seafoods

Location: San Diego, CA

Description: Demolishing the former 7,904-sf restaurant and seafood market a San Diego waterfront mainstay since 1955. It was replaced with a new two-story, 11,405-sf building in the California Cannery Row style seen in Monterey. It includes an indoor and outdoor dining area on the ground floor, a new patio on the second floor overlooking the bay, viewing areas and new landscaping with water-saving materials.

Also includes corporate offices, employee eating areas and smoker facilities. There is also a new lighthouse tower as a mini scale version of the old Point Loma Lighthouse. The mini lighthouse has a solar power system that will illuminate an internal glass prism at night.

 

 

Balboa Lofts Phase II

This was a 10 unit ground up row home project. All units are separate from each other and the first floor contains the garage and is half recessed into the ground. The second floor of all units has the living room, dining room and kitchen with an island, walk-in pantry and powder room. The third floor is the master suite with a spacious bedroom and double sliding pocket single light doors take you into the master bath with extravagant finishes. The units average 1,650 square feet and the exterior of the units are a mixture of precision masonry block, wire cut brick veneer and stucco. Steel beams accent the third floor balcony overhang to give you that covered but still open feeling.

Bella Mente

Location: Vista, CA

Architect: R&R

Description: 2 story, 23,175 sq. ft. wood frame with stucco addition to existing 2 story classroom building for charter school. We added 12 new classrooms plus 2 additional classrooms to the existing building first floor and added 10 new classrooms at 2nd floor, new restrooms, administration offices and storage to accommodate the increase number of students.

Golden Hill Row Homes

Location: San Diego, CA

Architect: Hawkins + Hawkins Architects

Description: Project consists of 20 individual town homes on a 37,325 sq. ft. lot. All 20 units are 3 stores in height ranging from 1,600 sq. ft. to 1,900 sq. ft.

 

Premier Jet

Location: Palomar Airport – Carlsbad, CA
Architect: Reeves Associates

Description: Construction of a private aircraft hangar and facility that covers more than 15-acres, including class A hangars and offices from 1,500 to 15,000-sf; additional work included reconstruction of runway and construction of new taxiways. Palomar Airport in Carlsbad is the gateway to and from San Diego’s North County, serving the general aviation community, corporate aircraft and commercial services with full service FBO

The Lofts

Location: Moonlight Beach – Encinitas, CA
Architect: Hawkins + Hawkins Architects

Description: The Lofts at Moonlight Beach located at Highway 101 and Encinitas Boulevard in Encinitas. The 57,536-sf, mixed-use development is comprised of one three-story building with two levels of residential lofts, one level of storefront commercial and one level of subterranean parking.

The Lofts consists of 18 units with two-bedroom, 2.5-bath lofts with decks. Additionally there are 15 retail spaces on the ground floor ranging from 550-sf to 1,200-sf.

The Quad

Location: San Marcos, CA
Architect: Safdie Rabines Architect

Description: Located directly across from California State University San Marcos (CSUSM) an off-campus student housing complex put together by public-private partnership. The complex nearly doubles the University’s student housing by adding 597 beds.

Phase 1 was open by the summer of 2012 and provided 288 beds. The second phase includes 309 more beds. The complex was designed and constructed to achieve LEED Silver designation by the U.S. Green Building Council, which recognizes the sustainability, efficiency and innovation of high performance buildings.

Both phases of the project were ahead of schedule and under budget. The 150,000-sf student housing complex includes 110 units. Each dorm features a full kitchen, stainless steel appliances, and a lounge space with a flat screen television, a full bathroom for every two beds and high speed fiber optics connection and Wi-Fi. Common area amenities will include two student lounges, classroom spaces, resort-style pool, barbeque, modern fitness center, game cave, laundry facilities and a catering kitchen. The Quad also consists of 8,000 sq. ft. of retail space on Campus Way.

Theta Chi Fraternity

Location: San Diego, CA

Architect: NOAA

Description: 20,000 sq. ft. fraternity house that houses up to 70 men. this multi-unit facility is 4 stories including an industrial kitchen, underground parking, podium deck, libraries and media rooms.

Brookdale Senior Living

Location: Multiple

Description: Renovating existing senior living facilities.

AleSmith Brewing Co.

Location: San Diego, CA

Architect: Marca-tects

Description: Richard & Richard Construction completed AleSmith Brewing Co.’s new 80 barrel brew house and tasting room, which is approximately 25,000 square feet with 60 beer handles that features distillery style copper jacketed sleeves. The brew house is exposed to the public through the tasting room.

Boochcraft

Boochcraft was a 4,916 sq. ft. tenant improvement including 2 trench drains and an exterior fenced equipment yard containing a chiller and compressor. We also installed a 15BBL Kombucha Brewing System with 3 15BBL open top primary fermenters, 2 secondary 30BBL fermenters and a 30BBL brite tank.

Burning Beard Brewery

Location: San Diego, CA

Architect: Hauck Architecture

Description: The project included their tasting room, brewhouse, equipment yard and restrooms. We installed a 15BBL oversized steam powered brewhouse with 40BBL hot and cold liquor tanks, (5) 30BBL fermenters and (1) 30BBL brite tank which was installed with cellar controls by Chillitron. We also installed a filtration system with an RO water supply and a 520 sq. ft. cold box. In addition, we built an equipment yard with a 24HP dual compressor chiller and 47HP boiler. The entire brewery floor slopes to two trench drains and is finished with a urethane coating. Both men’s and women’s restrooms were built and sewer and water utilities were also installed.

Duck Foot Brewing Co.

Location: San Diego, CA

Architect: Studio Aya

Description: Duck Foot Brewing Co. is a new start-up craft beer 15 BBL direct-fire brewing facility and tasting room. Duck Foot is San Diego’s first gluten-reduced craft beer company. Richard and Richard worked collaboratively with Studio Aya Interior Design to create Duck Foot’s uniquely branded tasting room experience.

 

Half Door Brewing Co.

Location: San Diego, CA

Architect: Architect Mark D. Lyon Inc.

Description: Half Door Brewery is a family run brewpub located 1 block from Petco Park. It is a central hub for house-brewed beer and craft cocktails. This was an adaptive re-use project in Downtown San Diego from a 100-year old residence to a craft beer brewery and restaurant. R&R is just around the corner from starting Phase III that will be completed before the MLB All-Star game in July 2016.

North Park Brewing Co.

Location: San Diego, CA

Architect: Hauck Architecture

Description: North Park Beer Company is a new brewery founded by award winning home brewer Kelsey McNair. The 8,000 sq. ft. space deceivingly has three stories. The basement is used for grain handling and barrel storage. R&R installed a chain disk system to move crushed grain from the basement to the brewhouse on the main floor. At the heart of the brewery is an oversized 15BBL mash ton and direct fired kettle. A 40BBL HLT compliments the main brewing platform and stands proud as the largest vessel in the brewery. R&R also installed a 30BBL CLT, a pair of 30BBL fermenters and three 15BBL fermenters in the brewing area. The floor of the brewery received an Argelith tile pattern and is sloped to 20 foot trench drain. In the tasting room, the cold box is cladded in a rich stained oak wood finish with copper accents. Inside the cold box R&R installed two 30BBL serving tanks and four 15BBL serving tanks mounted on a steel rack to make room for kegged beer storage below. The rest of the tasting room is finished with old style lanterns and accent lighting in the barrel shaped roof structure. There is also a 2nd floor mezzanine with an ADA lift with more wood finishes and a restroom for convenience.
